Your Real Estate Photos Come With Free Marketing Materials—Are You Using Them?

You downloaded your listing photos, uploaded them to the MLS, maybe posted a few on social media, and moved on to the other 47 things demanding your attention.
But before you close that J Beard Graphics delivery, there's something you might want to check out.
Your listing photos come with free marketing materials you can customize and download right from your delivery.
Flyers. Postcards. Social media graphics. Stories.
And because your listing photos are already in there, you don't have to download them just to upload them somewhere else and start all over again.
Yes. Free.
No secret coupon code. No sweet-talking the photographer. No sacrificing a printer cartridge under a full moon.
They're already there, ready to go in just a few easy clicks.
Where to Find Your Free Real Estate Marketing Materials

When your listing is delivered through J Beard Graphics, you have access to the property and its media through our delivery platform.
Along with your photos, you'll find a section labeled Marketing Materials.
That's the button we're talking about.
Click Create, and instead of staring at a blank page while your remaining creative energy quietly leaves your body, you'll find templates ready to customize for the listing.
The whole idea is pretty simple:
You already have professional photos of the property. Let's give you some easy ways to actually use them.
What Real Estate Marketing Materials Can You Create?
Inside the Marketing Materials section, you'll find several options for turning your listing photography into additional marketing content.

Flyers, postcards, social posts, Stories—pick what works for you.
Real Estate Flyers

Need a flyer to showcase the property at open houses or other events?
Instead of starting with a blank page, you can choose a flyer template and customize it using the property's listing photos and information.
That means the same professional photography you ordered for the MLS can also become part of a polished piece you can use elsewhere in your listing marketing.
No building the whole thing from scratch.
Postcards

You can also create postcards using your listing photography. Perfect for just listed or just sold announcements!
Choose a template, select the photos you want to feature, customize the information, and you've got another way to put those images to work.
Because that beautiful front exterior shot doesn't have to spend the rest of its life trapped inside an MLS photo carousel.
Set it free.
Give it a job.
Social Media Graphics and Stories

There are templates for social media graphics and Stories, too.
This is probably one of the easiest ways to get more mileage out of your real estate photography.
You already have the pictures.
You already have the property.
Now you've got a starting point for turning those assets into content you can use to promote the listing on social media without building every graphic from zero.
There are also custom templates available, giving you additional options depending on what you're trying to create.
The Best Part? Your Listing Photos Are Already There
This may be my favorite part of the whole thing.
Normally, creating a marketing graphic goes something like this:
Download the listing photos.
Find where your computer decided to put them.
Open whatever design program you use.
Start a new project.
Upload the photos again.
Hunt through the folder for the exterior shot.
Add the property information.
Move things around.
Change the font.
Accidentally move something you absolutely did not mean to move.
Hit Undo.
Hit Undo again.
Question your life choices.
You know. Graphic design.
With the marketing-material editor included in your J Beard Graphics delivery, the photos from that property are already available inside the editor.
Choose a template, and you can select photographs from the actual listing to use in the design.

Your listing photos are already waiting. Put those little suckers to work.
The editor also gives you tools for working with agent and listing content, text, icons, shapes, and other design elements before downloading the finished piece.
So you're not downloading the photography from one place just to turn around and upload it somewhere else.
It's already sitting there waiting for you.
Which makes the process considerably easier when you just need to tell the world:
HEY, I HAVE A HOUSE FOR SALE.
Because at the end of the day, in real estate marketing, that's kind of the assignment.
Turn One Real Estate Photo Shoot Into More Marketing Content
It's easy to think about real estate photography as something you need for the MLS.
And obviously, that's a pretty important use for it.
But those photographs are also marketing assets.
The front exterior that introduces the property on the MLS can become the main image on a social post.
The kitchen photograph can go into an open house or chamber of commerce event flyer.
Aerial photography, when you've ordered it for the property, can give you another perspective to feature in your marketing.
Other images from the shoot can help you highlight different rooms, features, and selling points as you promote the listing.
Same photography.
Different jobs.
That's one reason I like having these tools available to our clients. You don't necessarily need to create an entirely new piece of content every time you want to market the property somewhere else.
You already have the raw material.
Put it to work in the easiest way possible so you can get back to the rest of your to-do list quickly.
Create Flyers, Postcards and Social Media Graphics Without Starting From Scratch
I'm a photographer, so I'm obviously a big believer in good photography.
Shocking revelation, I know.
But even the greatest real estate photograph ever taken isn't particularly useful for marketing if it spends the rest of its natural life hiding in your Downloads folder.
These templates give agents an easy starting point for turning their listing photography into something designed for another purpose, a life outside of the MLS.
Need a flyer?
There's a place to start.
Want something for social media?
Same deal.
Need a postcard?
You don't have to begin with a blank white rectangle while trying to remember whether the address should be 22-point or 24-point type.
Pick a template.
Choose your listing photos.
Customize the information and design.
Download the finished piece.
Create simple, consistent marketing of your properties and your real estate services.
The templates aren't meant to replace your entire marketing strategy or suddenly transform you into a graphic designer.
They're simply an easy tool for getting more mileage out of the content you already have.
And did I mention they're free?
I did?
Okay. Just checking.
Your Listing Marketing Is Also Marketing You
This is something I think agents sometimes overlook.
You aren't only marketing the house.
You're also showing future sellers how you market houses.
Every listing becomes a little piece of your portfolio.
A homeowner who's thinking about selling may see your current listings. They may see the photos you're using, your social posts, your flyers, or the other ways you're presenting those properties.
Whether anyone says it out loud or not, all of that communicates something about the way you do business.
That's one of the reasons professional photography matters in the first place. As we've talked about before, professional real estate photography isn't simply about owning a better camera. It's part of how you present both the property and your own marketing. More about that here: Do You Really Need a Professional Real Estate Photographer? 5 Reasons It Matters
These free marketing tools give you more opportunities to use that photography consistently.
You went through the trouble of having the property professionally photographed.
Don't be afraid to show it off a little…or even a lot!
You Don't Have to Use Every Marketing Tool
I should probably say this before somebody leaves this page believing I've assigned homework.
You do not need to create a flyer, postcard, seven social posts, three Stories, and enough marketing collateral to wallpaper your office for every listing.
That's not the point.
Use what makes sense.
Maybe you have a listing that would benefit from a flyer.
Maybe you want a quick social graphic without designing one yourself.
Maybe you've got a particularly photogenic property and want to squeeze every last drop of content out of that photography.
Or maybe you're incredibly busy and just appreciate having an easy option sitting there when you need it.
That's exactly what these tools are for.
They're available.
They're included.
Use the ones that help you.
Ignore the ones that don't.
I promise there will not be a pop quiz later.
Put Your Listing Photos to Work
If you're already a J Beard Graphics client and you've never opened the Marketing Materials section of one of your listings, go poke around in there.
Seriously.
You may have had these tools sitting under your nose while you've been downloading photos and running off to make marketing graphics somewhere else.
When your next listing is delivered, open the Marketing Materials section, click Create, browse the available templates, and see what you can make with the photography that's already there.
We put a lot of work into creating photographs that help you present a property clearly and professionally.
You might as well get the most out of them!
