Requests for photography appointments should be submitted via email to with as much detail as possible. We will reply within 24 hours to verify the date, time, and location of the shoot. Next day orders are difficult to schedule, cannot be guaranteed, and are subject to an additional charge. Once both parties have acknowledged the date and time of the appointment, the appointment will be considered “booked.” 



The client is responsible for the presence of the authorized representative at the shoot to approve the Photographer’s interpretation of the project. If the client or brokerage representative is not present, the Photographer’s interpretation shall be deemed acceptable. The photographer will make a reasonable effort to remove litter, stray objects, etc. from the rooms. However please note that this does not include things like making beds, or rearranging the furniture. Agents/homeowners are expected to have the property staging and cleaning completed before the appointment. A photo shoot checklist will be digitally delivered after the appointment is scheduled. All properties will be shot “as is.” Your input is essential in choosing the best rooms and angles to photograph. Absent your input; the photographer will use his/her best judgment and experience to decide how best to shoot the property. 



Once the images have been made, the photographer will perform digital retouching and deliver to you next business day after the shoot, excluding weekends/holidays. Delivery is via Dropbox, WeTransfer, or Google Drive transfer to the email address you supply. All images will meet a minimum resolution of 3000 x 2000 pixels, usable for the internet, MLS and prints up to 8 x 10. 



A minimum of 24-hour notice must be given for cancellation or rescheduling of the shoot. Any appointment canceled after 24hrs notice period will be subject to $50.00 cancellation fee. Arriving 30 minutes late to an appointment will be considered a cancellation and will be billed at the full rate of the shoot. Every effort will be made to accommodate a rescheduling.  If an appointment is canceled on the same day within 5 hours of the scheduled time, you will be charged a same day cancellation fee equal to 1/2 the appointment total price or minimum of $150 whichever is greater. 

In the event of inclement weather preventing photography, a new date will be scheduled at the earliest available time.



All images produced for an Agent, Broker or Homeowner (Client) may be used for any marketing material and campaigns associated with the property and for the Clients self-promotion for the duration of the listing.  The photos may also be used by the Clients parent company for the sole purpose of marketing the specific property photographed. Ownership of the image remains with the photographer, and a license is granted only to the client and clients parent company and not to any third party. Any use of the images by a third party, including but not limited to, architects, builders, stagers, designers, sellers or buyers, is strictly prohibited unless approved in writing by the photographer and a licensing fee is collected.  All properties will be shot “as is.” Your input is important in choosing the best rooms and angles to photograph. Absent your input; the photographer will use his/her best judgment and experience to decide how best to shoot the property.



Payment is due immediately upon scheduling to secure appointment day and time.  If payment hasn't been made within 24hrs of your appointment, you will be charged automatically on your stored method of payment.  Certain exceptions are made for commercial accounts, long term clients, and Brokerages.
